1 Land Appraisal
A Land Expert will visit the site and complete a Land Appraisal to collate information to take back and discuss with our team of Planners, Architects and Highways consultants to assess the potential for development, considering local planning guidelines and environmental elements.
2 Proposal Assessment
Using the feedback from the Planners and Architects we put a proposal and offer together with our Land Acquisition team. We then arrange a second site visit with the landowner to discuss the proposal and offer.
If the offer is accepted our experienced team will handle everything, we'll leverage our planning expertise to secure planning approval, and cover all costs to ensure a stress-free process.
3 Legal Contract
When the proposal has been agreed and the offer accepted, our Independent Solicitors will draft an Option Agreement, this is a contract between the landowner and us the Land Developer.
This process is preferable for smaller sites and minor developments, because it maximises the returns that the landowner gets for the land.
4 Planning Application
Our Planning Experts will start the planning application, this can be a very complex process but our Experts specialise in this field, and with our experience and knowledge we have a high success rate. We will utilise our extensive network to ensure a developer will be ready to start as soon as planning is granted, minimising delays and ensuring a smooth transition.
5 Construction Begins
Once planning permission is secured, we'll exercise the purchase option, acquiring your land at the pre-agreed price – significantly higher than its current market value! We will take ownership of the agreed portion of land and arrange the development of a residential scheme that adheres to the approved plans and create a desirable place for future residents.
